Shoreline at 40

Did you know Shoreline Regional Park was created out of an auto wrecking yard, a landfill, and a hog farm? We’re all learning more about this local gem for its 40th Anniversary!

Whether you feel like playing a round of golf, taking a chill bike ride along the bay, embarking on a quick sailing excursion, or exploring the habitats of native species like owls and butterflies, there’s plenty to do at Shoreline. And with the amphitheatre right next door, a picnic and a show makes for a perfect evening. Maybe we’ll see you on the lawn!

As usual, I’m looking ahead to the future, when Shoreline will add neighborhoods with almost 10,000 housing units and all the amenities of a full-fledged city — without sacrificing the natural beauty and open space we’ve all come to enjoy. If you want to learn more, you can join us at the 40th Anniversary Celebration on Sunday, October 15th. See the flyer below for more info!

Don’t Assume Too Much

Did you know a buyer can assume the balance on a seller’s home mortgage loan at their current interest rate? Well, if it sounds too good to be true, it might not be. We’re here to sort out the pros and cons.

CHIC (Pearl)

The most obvious benefit to the buyer would be assuming a mortgage with a lower interest rate than what they could expect to get with their credit history. It’s a good concept for the times we live in, when the added costs of buying a home can be overwhelming for many people. The program is limited to loans from the Federal Housing Administration or VA, and the buyer must be ready and willing to throw in a down payment determined by the total cost of the home. You’ll also need an amenable loan servicer, or the whole plan might fall through.

GEEK (Kevin)

Even if a buyer can swing it, they can only assume the current loan balance to get the lower interest rate. If the purchase price ends up higher than the loan balance, the buyer will need to take out a second loan to make up the difference — or come up with the cash. Either way, the numbers don’t add up, especially when we’re talking about deltas of hundreds of thousands of dollars. That’s why it’s difficult to impossible to find a loan servicer willing to accept a lower interest rate than they could get from a brand new loan to the buyer.

Hello, Fall.

The cool, crisp autumn wind has arrived, the leaves are turning, and everything from chai lattes to pork rinds seems to have a pumpkin spice variation. What do you look forward to about Fall?

CHIC (Pearl)

There’s a day every September when the Bay Area dress code shifts from summer dresses to cozy sweaters, and we got there a little earlier than expected this year. But you won’t find me complaining. I love waking up to morning frost and a warm cup of coffee while I snuggle in a blanket and catch up on email. It definitely beats waking up in a cold sweat when it’s 72°F before sunrise.

For DIY home improvement types – like yours truly – this is prime time for cleaning, inspections, repairs, and other annual upkeep that you’ve been putting off all Summer while you played golf and sat by the pool working on your non-existent tan. It’s especially important to check your heating system now before things get really chilly, when repairs cost more and take longer.

Dealbreakers

What are the must-have items you can’t live without when it comes to buying a new home?

CHIC (Pearl)

For me, it’s all about space. I need a big back yard for hosting BBQ parties and large gatherings. The house itself should have a spacious open floor plan to accommodate indoor celebrations and family events. And of course, I need enough closet and storage space to fit my wardrobe and accessories!

GEEK (Kevin)

I’m what you might call a “car guy” and a DIY tool man, so a big, wide, two-car garage is at the top of my wish list. A spacious kitchen is also a priority, for all those nights we spend experimenting with new recipes and breaking bread. And a well-insulated home can help save on heating and cooling costs.

Cracks in the Foundation

No matter the size, a crack in the concrete foundation holding up your home is a big deal, and like any household pest, a crack doesn’t come alone. It always has buddies. How can you spot them, and what can you do about them?

CHIC (Pearl)

If you find vertical cracks, it could mean your home is still settling, but that doesn’t mean you should let it lie. It’s best to hire an inspector to get to the bottom of the issue. Horizontal cracks are a bigger problem and could mean compromised integrity caused by poor construction, excessive moisture, or other stress. Once you spot these cracks, you could already be well on your way to a major repair job.

GEEK (Kevin)

It’s always smarter — and cheaper — to fix the problem as soon as you find it rather than wait around for it to miraculously fix itself. Getting on top of a small crack now could save you from deeper structural issues and a whole lot of headaches later. But your foundation is a project you shouldn’t necessarily take on yourself.
