Chic vs. Geek: The Zoning of Duplexes

We have clients who are searching for a duplex they can buy with their close friends and live side by side. What should they keep in mind on their journey?

Before we get into our takes, a reminder that a duplex is a multi-family home with two units under one roof — regardless of how those units are arranged, side-by-side or stacked. We recently found a newly-built duplex with current updates on a big lot in a good neighborhood. And the best part? Two stand-alone (aka detached) units. Sharing a property with another family may seem a little cramped, but the size of this lot afforded our clients some privacy, a spacious yard, and all the benefits of a single-family home — and for less money!

Of course, two families can’t own the units separately, so everyone needs to be on the deed. This gets tricky if one family decides to sell. We contacted the city to find out if the buyers could subdivide the lot. Unfortunately, we were disappointed. After several phone calls, we found out the duplex was on a lot with R-2 zoning, which means the two units must sell together. Even a PUD (planned unit development) wasn't allowed. In the end, we couldn’t make this beautiful property work for our clients, but it’s a good reminder to do your research!
