An evolving neighborhood.
THE NEIGHBORHOOD
Berryessa (also known as North Valley) is an evolving neighborhood, where single family homes are making way for urban development around a new BART station and other transit corridors. Nestled in the northeast corner of San José, between Coyote Creek and the Diablo Range, Berryessa maintains a spirit of community through popular festivals and other public gatherings.
Named for a prominent Spanish landowner from the early 19th century, Berryessa was a small farming community for more than 100 years, known statewide for high-quality fruit. As Silicon Valley came of age in the late 20th century, orchards along Lundy, Mabury, Hostetter, Piedmont, and other main drags gave way to a suburban paradise that still thrives today.
SAN JOSé By the Numbers
Median Sale Price: Approximately $1,422,667. As the anchor of Silicon Valley, San Jose maintains a robust real estate market with consistent demand across its diverse residential neighborhoods.
Sale-to-List Ratio: The market remains highly competitive, with many homes selling at or above asking price as buyers compete for inventory in one of the nation's most significant economic hubs.
Speed of Market: Market activity is brisk; despite broader economic shifts, the city's status as a global tech center ensures that well-priced properties move quickly into contract.
Population: A major metropolitan community of approximately 984,378 residents. While the city is seeing a slight annual migration of roughly 0.6%, it remains the primary residential and professional destination for the region.
Median Age: 38.2 years, reflecting a dynamic demographic of skilled professionals and families who drive the city's innovative and cultural landscape.
Median Household Income: Exceptional economic strength with a median household income of $175,491—currently the highest among all major U.S. metropolitan areas.
